Kuala Lumpur - Hap Seng Land Sdn Bhd, a subsidiary of Hap Seng Consolidated Berhad, continues to expand its presence in Kuala Lumpur Central Business District with the unveiling of its latest 30-storey Grade A commercial office.
With a gross development value (GDV) of RM380million, Menara Hap Seng 2 is built on 1.2 acres of freehold land. It offers 326,000 sf of net lettable area, comprising office spaces ranging from 1,200 sf to 13,755 sf in sizes.

Its strategic location, which sets it just a few minutes away from KLCC and Bukit Bintang, is easily accessible to Jalan Raja Chulan and Jalan Sultan Ismail while it is also conveniently served by public transport, notably the KL GO, LRT and KL monorail, making it an ideal location for both local and multinational companies seeking a convenient and prestigious address.

Menara Hap Seng 2, adjoining to the existing Menara Hap Seng, is built in compliance with the Green Building Index (GBI), hence ensuring the efficient use of resources. This ultimately will translate into operational savings and enhanced workplace productivity.

“Today’s unveiling goes beyond building spaces. We are not here to only facilitate a Grade A operating environment designed for our tenants’ long-term business’ continuity and connectivity, we intend to establish ourselves as a reputable property player,” said David Khor, the Chief Operating Officer of Hap Seng Land at the Menara Hap Seng 2’s Appreciation night.

Menara Hap Seng 2’s green building effort includes its energy conservation features. This is done by using double glazing with high shading co-efficient glass for optimum heat and sound insulation. Besides that the building also implements sustainable technologies such as using energy efficient light fitting and centralized air-conditioning with variable air volume.

Others features include water conservation design, recycling programmes and environmental friendly feature that include using low volatile organic compound (VOC) material for construction. The building also features high ceiling for better ventilation, raised flooring to enable easy cabling and high speed internet access.

“These features in Menara Hap Seng 2 present a tremendous value proposition to our target market – both local and multinational companies - seeking a premium office space in a prestigious new address,” he continued.

“In fact, even before its completion, we were able to secure multinational tenants. This, I believe, can be attributed to our strategic location, our value proposition to our tenants as well as our status as a GBI-certified Grade A office building,” shared David Khor.

Furthermore, there are 12 passenger lifts serving the 30-storey building, enabling efficient movement of people to individual floors while a multilevel carpark, offering 600 parking lots, offer ample parking to its tenants and their guests.

This new 30-storey Menara Hap Seng 2 is set to become yet another distinctive landmark in Kuala Lumpur, after its award winning Menara Hap Seng.

Menara Hap Seng 2 is Hap Seng Land Sdn Bhd’s second commercial office development in Peninsular Malaysia, after the 2009 FIABCI winning Menara Hap Seng which was completed in 2008.
