•    Brickfields was previously dominated by low and mid-end housing. The entry of KL Sentral brought high-end offerings, giving buyers a plethora of choice.

•    In 3Q2014, the average price per square foot (psf) of non-landed properties stood at RM762 psf while the average unit price transacted was at RM1.13 million.

•    Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the RM1.0 million – RM1.5 million price range accounted for the largest market share of transactions (22%).

•    The transactions in this price range are predominantly from Suasana Sentral Loft and Suasana Sentral, both within KL Sentral. These are also the area’s most expensive projects, with average transacted prices of RM1.40 million and RM1.24 million, respectively.

•    From a larger perspective, the majority of transactions (some 71.6%) in Brickfields still fall below the RM1.0 million mark. This is unsurprising as most of projects outside KL Sentral are within the middle-end segment.

•   The least expensive development is an old semi-government housing project, Apartment Cuepacs (RM243,000), followed by Menara Puteri (RM365,000) and Palm Court (RM455,000).

〔THE CHINA POST〕 TAIPEI, Taiwan -- Facing a low-performing local real estate market, Taiwanese investors are reportedly putting their money abroad in up-and-coming development properties throughout Southeast Asia. Two large international real estate firms hosted separate press conferences on Tuesday to analyze the latest trend in real estate purchases. According to Executive Director David Chin (泰啟松) of Asia Pacific International Property, the firm, which specializes in real estate transactions in the Asia-Pacific region, made nearly NT$7.3 billion in sales.
